bicycles

Bicycles can be parked in the courtyard. If needed, please contact us via WhatsApp for further information.

pets

We are pet-friendly. However, should any damage or stains occur on your front door, we will have to charge you for a special cleaning/loss of rental income.

Noise

Please be considerate between 1 p.m. and 3 p.m. and between 10 p.m. and 6 a.m. Please keep radios, televisions, etc. at a reasonable volume.

ventilation

Even in the colder months, the apartment needs to be adequately ventilated, especially after showering or cooking. This is achieved by opening the windows briefly but thoroughly (for a short burst of ventilation – please do not leave them open for hours when temperatures are below freezing).

Garbage

Trash cans are located in the silver containers to the left of the building entrance.

Blue – paper only; Yellow – plastic only (no glass); Brown – organic/biowaste only (no plastic); Grey – residual/mixed waste

(Glass optionally in grey or in the Acacia Way glass container)

number of people

Our apartments are offered for a maximum of 2 people and are not suitable for children.

We will point this out to you when you rent the property and ask you to take note of it.

Should more people than booked stay in the apartment, an additional flat fee of €40 per person per night will be charged for all booked nights. Additional guests must always be registered.

The park

Please do not block the garage exits (not even "partially" or "only briefly", etc.).

parties

Please do not hold any events/parties (more than 4 people) without prior arrangement.

Pool

The pool is neither rented nor advertised (among other reasons, accident prevention/liability concerns). In exceptional cases, we may allow its use during your absence.

Use entirely at your own risk. If needed, please contact us via WhatsApp.

We cannot offer "pool holidays" or similar, as we would then be unable to use our garden.

Smoke

Smoking/shisha is only permitted outdoors on the terrace/balcony, in the entrance area or

in the common room by the exit in the basement next to the laundry room.

Failure to comply will result in a cleaning fee of €200 and compensation for lost rental income.

laundry

For stays of 10 days or more, we offer our guests access to washing machines and dryers in the laundry room in the basement. A drying room is located right next to the laundry room. Please contact us via WhatsApp if you require this service.

Attention - User liability in case of unlawful use:

We have already received cease-and-desist letters demanding several hundred euros in damages for illegal downloads/file sharing. We expressly point out that in these cases, to avoid liability, we will disclose the perpetrator's data.

“Mining”, online gaming and similar extremely energy-intensive online activities are strictly prohibited and any costs incurred due to violations will be passed on to you.

Generally

Due to the escape routes, leaving loose shoes, sports equipment, bicycles, etc. in the stairwell is not permitted (except for shoes in the shoe cabinets in the basement or 1st floor).

Lounge 1 only (basement):

Floor lamps in the living room – small white remote control for all

Terrace lighting - outside, to the right of the stairs

Lounge 2 only (first floor):

Electric balcony awnings must be retracted in good time in case of wind/thunderstorms (they have already been torn down twice).

Departure / Final cleaning

Information and a checklist will be available two days before departure – however, as we frequently receive inquiries beforehand, please note:

The cleaning staff will arrive from 11 am on the day of departure.

Place bed linen and used towels in the laundry basket.

Final cleaning includes floors, bathrooms, making beds, etc.

The disposal of food, empty bottles, garbage, dishes, etc. will be charged separately according to the effort involved.
